Information for Tenants

Bright Homes provides a personal and friendly service to our tenants, offering helpful advice and guidance.

The purpose of a holding deposit is to enable both the landlord/agent and tenant to demonstrate their commitment to entering into a tenancy agreement on the terms agreed whilst reference checks are undertaken. A holding deposit creates a binding conditional contract between tenant and landlord/agent. Under this contract, the tenant agrees to provide honest representations as to their income, tenancy history and references, and to enter into the tenancy under the terms agreed with the agent/landlord. The landlord/agent agrees to enter into the tenancy as per the agreed terms subject to satisfactory fulfilment of all pre-tenancy checks.

The holding deposit is the equivalent of one weeks rent. This will secure the property for 14 days. The property will be removed from the market.

The 15th day is called deadline for agreement.

If a tenant changes their mind and decides to withdraw after paying a holding deposit, and notify us as the agent of this before the deadline for agreement has passed, the holding deposit will be retained.

If a tenant has not notified us of their decision to withdraw, we are still entitled to retain the holding deposit as per deadline for agreement.

Timescales

It usually takes a minimum of 7 working days before you will be able to move in your property. Although every effort will be made by all parties to accommodate your moving date, unfortunately, no guarantees can be made. Bright Homes will notify you within 48 hours as to whether your application has been successful. Once your application has been approved, a mutually convenient time and date will be agreed for the tenancy to commence. At this point it will be necessary for all prospective tenants to meet at the property on the day of move in to sign the tenancy agreements and other relevant documentation. Both Tenants and Bright Homes will retain a copy of each document.

Advance Rent

Please note that advanced payment of rent and deposit must be paid either before or on the MOVE IN day.

Rent

You will also be asked to complete a standing order mandate for the monthly rental payments. This will be payable each month in advance and will be collected on a set date as stated in the tenancy agreement. For joint or multiple tenancies, only one mandate can be accepted.

Tenants Content Insurance

Non-Managed Lets

Where Bright Homes is not responsible for the management of the tenancy, you will be given the Landlord’s contact details in case you need to report any maintenance problems.

Utilities

Bright Homes will write to the gas, electricity and water suppliers notifying them of meter readings at the commencement of the tenancy. We will also write to the local authority for council tax purposes. Please note that we strongly recommend that you also inform the suppliers to ensure that your details have been received and processed.
